In order to become a licensed real estate salesperson in the state of Nebraska, you must first complete 66 credit hours of courses approved by the Nebraska Real Estate Commission.  New Salesperson licensees in the state of Nebraska must then complete the 12 credit hour NE 7000 course within 180 days of licensure .

This package combines both the required pre-licensing education AND the NE 7000 post-licensing course at a discounted price.

This Program is Offered by the Nebraska Real Estate Commission and delivered by approved education providers. This course is approved for 6 hours of Qualifying Education Credit as required.

As a requirement of the Nebraska Real Estate Commission, throughout this course, learners will be expected to interact with ethics and professional conduct issues which will help the new licensee gain competency in handling real estate transactions.

Neb. Rev. Stat. 81-885.13 (9) - All licensees shall, within one hundred eighty days after license issuance, furnish satisfactory evidence of completion of twelve hours of class study.

This post-license education program meets the requirements set forth in statute. Students are encouraged to complete this course of study early in the required timeline so that they may remain on active status. Licensees who do not complete this program on time will be placed on inactive status.

When the word “investment” is used in connection with real estate, we tend to think of commercial or rental real estate, perhaps vacant or partially developed ground to be built upon, a foreclosed home to be remodeled and sold, and so on. However, in one fashion or another, any money used for almost any purpose related to real estate is an “investment”. The funds spent to paint a home, replace a roof or furnace, pay real estate taxes, remodel . . . the list is endless. Whether the property is generating income or not, the owner is still making an investment in the property to preserve it, maintain it, improve it, make it a more pleasant or convenient place to live, make it more appealing to a potential buyer or just to increase the owner’s pleasure in living there. The “return” on that investment may be economic or may be measurable in less tangible benefits such as contentment, the pride of ownership or a sanctuary at the end of the day; regardless of the nature of the return, there has been an investment and there will be a return on that investment, hopefully, a positive one.

In this course learners will be exposed to the basics of investment real estate. While the focus will be on the income- producing real estate, the learner will also discover various aspects of the economics of residential investment.

The United States has a credit-oriented economy. The ability to finance large purchases from automobiles to houses weighs heavily on the buying decision. The price of a house is largely a function of the cash needed to purchase (the down payment) and the monthly cost to own (the house payment). Unfortunately, many buyers make poor buying decisions because they fail to consider the entire cost of the loan including interest rate adjustments and prepayment penalties. This is a comprehensive course that covers all aspects of real estate financing that the real estate professional must know to provide the best service for their clients.

Lesson 1 covers the history of mortgage lending and how government programs and financing legislation have impacted real estate sales and financing. We will discuss how market conditions and fiscal policy impact the cost and availability of mortgage funds.

Lesson 2 covers the sources of money and how the mortgage market has moved from primary lenders such as Banks and Savings and Loans to indirect lenders accessing the secondary market for funds. It also has a detailed look at all the mortgage products available in today’s market and alternative financing options.

Lesson 3 takes a detailed look at the mortgage process, from loan origination to approval. We will review underwriting guidelines, including income, credit, and down payment requirements for most types of mortgages, including VA, FHA, Conventional, Jumbo, and Non-conforming loans. We will discuss credit scores, what affects them, how to improve them, and how they impact the approval process. Included is a detailed look at common closing costs and fees charged by most lenders. We will also expose some myths about mortgage lending.

Lesson 4 covers the many required and optional insurances needed for most mortgage transactions. Included are discussions of title insurance, mortgage insurance, and hazard insurance. We will also look at the mandatory purchase of flood insurance requirement that severely limits lenders options when the subject property is in a flood hazard area.

Lesson 5 covers the basics of math in order to prepare a learner for the more complex math that will be involved in real estate transactions and financing. Learners will solve math calculations and learn to understand and solve word problems.

Lesson 6 covers math applications in real estate. Learners completing this lesson will be able to demonstrate and compute complex financing options for consumers. An explanation of higher financing concepts such as profit and loss, capitalization and appreciation will also be covered.

Lesson 7 breaks down the amortization of loans and the learner will calculate schedules and complete example calculations to demonstrate understanding.

An added bonus of this course is the inclusion of a comprehensive mortgage dictionary which provides definitions for most of the terminology used in the lending industry, including the acronyms (the government alphabet soup) and abbreviations for many federal programs. This dictionary will be updated as needed and is a great reference tool.
