The purpose of this course is to expose the residential professional to some of the nuts and bolts of commercial leasing, as well as to provide the seasoned practitioner with a refresher or reminder of some of the fundamentals of the system. The perspective we take is that of an objective observer. There are volumes of specialized texts and courses that explore the leasing process from the viewpoint of the tenant or the landlord. Our goal is to supply the practitioner with a more objective view of the needs and concerns of both parties in order to help the real estate professional understand each side's position a little more thoroughly, and perhaps be better equipped to construct a transaction that benefits all parties.

The National Environmental Policy Act (NEPA) of 1969 committed the United States to sustainability, declaring it a national policy “to create and maintain conditions under which humans and nature can exist in productive harmony, that permit fulfilling the social, economic and other requirements of present and future generations.” The NEPA mission integrates all three legs of the stool. Buying locally has become a new sustainability movement because it saves natural resources and strengthens the local economy.

A number of different web sites rank cities for sustainable efforts. Take a look at this one: Sustainable Development Report  and then go to that city’s web page to learn more. For large cities, Portland, Oregon generally tops everyone’s green list. San Francisco, Seattle, and Chicago are also highly ranked.

Today’s catch phrases are cradle-to-grave, and cradle-to-cradle. Cradle-to-grave describes a life cycle approach to use of materials to produce goods, distribute them, and then properly dispose of them.
While cradle-to-cradle:

Attempts to reuse all the component materials
Materials that can’t be reused can be disposed of in a safe, organic way, such as composting

Cradle-to-cradle industry uses materials that still holds value after their initial use. Glass and paper have been the leading products that continue to be reused. Before cans became popular, most soft drink and beer manufacturers recycled their bottles by paying for the returns. Now the glass is recycled, and new bottles made from old. In the best cradle-to-cradle process, the materials are reused as part of the process and don’t need to be recycled by the end-user.

The Emergency Planning and Community Right-to-Know Act of 1986 was passed by Congress requiring that people be made aware of potential dangers of nearby hazards from industrial operations.
Environmental equity is a problem related to race and income throughout the world with developing countries suffering the most impact with the least benefit.
 

Traffic calming, traffic controls that recognize bicycles, improved visibility at intersections with bike ways clearly marked are all important to making cycling safer, and more comfortable. Improved safety and enjoyment of the ride are important to encourage people to switch from their cars to their bicycles (check out the Transportation Planning course also offered by PIC!).

In Colorado, voters passed legislation in 2004 requiring energy generation from renewables to be 20% of the total generated by 2020. The legislature has increased the minimum requirements three times since 2004, spurring the development hundreds of new renewable energy projects across the state. This has led Colorado utilities to offer rebates and innovative subscription programs (see Renewable Energy Options - Residential | Xcel Energy) for installation of wind and solar systems that are connected to the electric distribution grid.

The programs have been so popular that they were oversubscribed as of January 2020.
Additionally, Golden, Colorado is home to the National Renewable Energy Laboratory and to the Golden Field Office of the Office of Energy Efficiency and Renewable Energy, both of which are funded by the United States Department of Energy.

The use of shade in hot climates is also very important in green building. Not only does it reduce the effect of summer heat, but the planting of trees can also reduce the amount of water needed in the landscape by reducing the drying effect of the sun and wind.

LEED has four levels of certification:

Gold: 39 to 51 points
Platinum: 52 to 69 points

The authors of this course find economics and demographics intriguing, but the subjects are often derided as the dismal sciences. Efforts have been made to put technical information in the appendices and to explain the subject areas using examples and graphics. The overall intent of this course is to serve as an introduction to the fields of economics and demographics. Although the quizzes and exams will be limited to the core concepts of the course, we implore you to dig into the subject and if you are interested in the technical information, to read through the appendices or to ask the instructors a question.

A review of the learning objectives notes that the purpose of the economics section is to provide an elemental understanding of core economic concepts and their application in public and private market settings. It takes a broad approach to the subject and includes many important economic concepts, including the interaction of supply and demand, elasticity, public goods and externalities. Verify MLS rules in your area to determine what requirements may exist regarding input of listings. Fines may be imposed on those who fail to input a listing in a timely fashion.

A careful and detailed explanation of the terms of the contract which refer to the duties and obligations of the licensee is the basic risk reduction procedure. Asking for acknowledgement that the buyer or seller understands the contract language and answering all questions posed is good insurance against this type of charge.

Obviously, all licensees should advise the buyer or seller to consult an attorney before signing any real estate form, or do they?

For property owners, sale of stigmatized property may become difficult, or result in loss of property value. Future owners can be adversely affected in a number of ways as well, from suffering physiological ill effects or having their personal belongings become contaminated, to facing foreclosure when forced by state regulations to comply with costly newly-imposed clean-up standards.

Citizens need to know not only about the physical effects of the drug, but the other drastically dire and distressing consequences to their communities and possibly their own personal safety, as well. It is of utmost importance for everyone to learn to recognize the signs of meth usage, the indicators of a meth lab or waste disposal site, and know what to do in the event they are encountered.

This course begins with an overview of global environmental problems. These include global warming, destruction of rain forests, and the depletion of the ozone layer. How the government is attempting to solve our national and community environment is covered by a section on federal and state environmental laws and agencies. Important court cases add to this information. The regulations and guidelines of those agencies that grant mortgages are also covered. Information pertaining to national and local problems are discussed including hazardous waste sites, acid rain, wetlands & flood plains, drinking water and sanitary waste disposal.
