How to Become a Real Estate Agent in Florida 

To become a real estate agent in Florida and represent buyers and sellers in the real estate transaction process, you must complete the following steps, including passing the Florida Real Estate Exam. 

  1. Complete 63 Hours of Approved Education
  2. Pass the Course Final Exam
  3. Submit Fingerprints
  4. Complete the Licensing Application
  5. Pass the Florida Real Estate Exam

Before Registering for the Exam

Before a candidate can register to take their Florida Real Estate Exam, they must complete 63 hours of pre-licensing education. After they finish their Florida real estate pre-licensing education, they need to take their course final exam. 

Candidates must then submit their fingerprints and file a real estate salesperson application with the Florida Real Estate Commission (FREC). After the potential licensee meets the FREC application needs, they receive an eligibility letter with an ID number needed when registering for the test. 

How Do You Schedule Your Exam?

Candidates register at PearsonVue.com or call Pearson VUE customer care at (888) 204-6289 to make an examination reservation.

If there is availability, phone reservations can be placed the same day a potential licensee plans to take their exam.

Have these items available when you register for the exam:

  • Your authorization notice
  • Candidate Identification number listed on your authorization notice
  • Your full name, address, and daytime telephone number
  • The location of your closest test center
  • The name of the examination you will be taking
  • Credit card number, check, or voucher 

Candidates are required to bring the following on exam day:

  • Two forms of signature identification, one of which is government-issued and includes your picture, address, and the same name provided to the Department of Business and Professional Regulation on the application. Approved documentation consists of either a driver's license, state identification card, passport, or military identification card.
  • Florida Division of Real Estate Authorization Notice (if received before testing), your Certificate of Pre-licensing Education Completion, Florida Bar Card, or Letter of Equivalency from the Division of Real Estate.

How Long Do You Have to Take Real Estate Exam After Course in Florida? 

In Florida, you have two years from completing the course to take the Florida Real Estate Exam. If you do not pass the exam within these two years, you will need to retake the pre-licensing course.  

If your course has expired, it will not be accepted at the exam location, and you will be able to take your exam by showing evidence of a valid and current course completion slip.

What Is on the Florida Real Estate Exam?

This exam is a closed-book test, and reference materials are not allowed in the room during the exam.

There are 100 multiple-choice questions on the exam. Test takers get three and a half hours to complete it. Applicants must score at least 75%, or 75/100 questions, correct to pass.

How Hard Is the Florida Real Estate Exam?

The exam can be challenging, but it is not something that should intimidate students! We created a Florida real estate exam prep course to help students pass their first time!

The first-time pass rate for the sales associate exam is between 50% to 55%. Students taking the broker exam tend to score a little higher, generally closer to a 60% average. 

How to Study for the Florida Real Estate Exam 

Studying for the Florida Real Estate Exam requires a focused and structured approach. Here are some study tips you can follow to help you ace your Florida Real Estate Exam: 

  1. Familiarize yourself with the structure of the exam. Knowing the format and types of questions (multiple-choice, true/false, etc.) can help you prepare more effectively. 
  2. Go through the material covered in your pre-licensing course thoroughly.
  3. Invest in study guides and prep books specifically designed for the Florida Real Estate Exam. 
  4. Take practice exams to help you identify areas you need to study more. 
  5. Create a study schedule that covers all topics and allocates time for revision and practice tests. 
  6. Stay up to date with the latest trends and news in the real estate industry.
  7. Ensure you are well-rested and healthy.

How Much Does it Cost to Take the Florida Real Estate Exam? 

The candidate must pay a $36.75 fee for a salesperson examination at the time of reservation by credit card or electronic check. It’s important to remember that payment is not accepted at the testing center.

Additionally, examination fees are non-refundable and non-transferable, so candidates should feel prepared to take the Florida Real Estate Exam before they sign up. 

How Many Times Can You Take the Florida Real Estate Exam? 

In Florida, there is no limit to the number of times you can take the real estate exam. If you fail the exam, you can retake it as many times as necessary. However, each attempt requires you to pay the examination fee again. 

Remember, while there is no limit on the number of attempts, if you haven't passed the exam within two years of completing your pre-licensing course, you will need to retake the course. This is to ensure that all candidates have up-to-date knowledge of the Florida real estate industry and regulations. 

How to Pass Real Estate Exam Florida 

To pass the Florida Real Estate Exam, follow these steps:

1. Complete Pre-License Coursework 

Complete at least 63 hours of pre-licensure education from an approved provider, as required by Florida. During the course, take detailed notes, complete all assignments, and review textbooks and resources to reinforce learning. 

2. Understand Exam Content 

As mentioned earlier, familiarize yourself with the exam's focus. The Florida Real Estate Exam is divided into national and state-specific sections. Familiarize yourself with the format, types of questions, and the subjects covered.

3. Study for the Exam 

Leverage online guides and courses for reviewing real estate regulations and practices. Utilize practice quizzes, practice exams, and expert assistance for better understanding. 4. Develop a Test Strategy 

On exam day, answer easier questions first, manage time efficiently, and attempt all questions. Read each question carefully and, if time permits, review your answers. 

What Should You Expect on the Day of Your Test?

On the day of the exam, candidates should report to the test center thirty (30) minutes before the examination and check in with the test center administrator. The candidate's identification and other documentation are reviewed, and they are photographed for the score report.

Licensee candidates are required to review and sign a Candidate Rules Agreement form. Candidates will then take a tutorial on their exam computer. The examination begins the moment a candidate looks at the first examination question. 

Candidates will be given three and a half hours to complete the exam. Each candidate will leave the test center with their official scores in hand.

These math calculations are not available at the test center and should be memorized. 

Candidates may use the following information in making mathematical calculations on the real estate examinations unless otherwise stated in the text of the question:

  • 43,560 square feet/acre
  • 5,280 feet/mile
  • Round off calculations (where applicable)

Test Results

Results are available to you immediately after the exam is completed. You will receive an official, photo-bearing exam result immediately following the completion of your examination.

For a $35 fee, you’re allowed to review your exam and see exactly which questions you missed on your most recent exam. The request to review must be made within 21 days from the date of the examination and can be scheduled online or by calling 1.888.204.6289.

Answer: A – Chattels real. Personal property: Things that are tangible and movable, not real property.

2. An example of an estate in real property would be

A. Joint tenancy
B. Fee simple
C. Severalty ownership
D. Community property

Answer: B - Fee Simple: The maximum possible estate one can possess in real property, the least limited interest, and the most complete and absolute ownership in land. All other estates can be created from it.

3. In determining rental rates and security deposit requirements, a landlord may properly

A. Require an increased security deposit for tenants with pets
B. Require an increased security deposit for tenants with children
C. Provide that single-person occupancy will be entitled to a $100 reduction in rent
