1. Commercial Core Law
Commercial Core Law focuses on recent changes to state and federal real estate license law, highlighting both law and rules. This version is focused on Commercial Core Law issues and meets the 3-hour Core Law requirements for all renewing Florida real estate licensees.
This course will cover a variety of topics including updates on the Florida Real Estate Commission's (FREC) most current rules and regulations. Licensees can expect to identify key issues that affect the practice of commercial real estate in Florida.
The Commercial Real Estate Industry touches virtually every aspect of business in the United States and most of the free world. Very few companies can grow without acquiring more land or additional office space, patients can't use the services of a hospital unless it's constructed and consumers can't shop at a WalMart without the development of Real Property.
Commercial Real Estate encompasses all aspects of sales, leasing, management, investment in or improvement of retail property, investment property, farmland, businesses, industries, medical facilities and dozens of other types of property. Our job in the industry is to assist in the lease, management or sales of property, and to advise our clients of their best courses of action when deciding how to invest in or improve real property or a commercial asset.
Commercial real estate agents and brokers work with individuals, investors, organizations and corporations to develop property to its highest potential. Our careers include many specializations. Some commercial associates specialize in particular types of property, such as office property, developable farmland or even amusement parks. Other commercial associates specialize in particular forms of consulting work for Real Estate Investment Trusts, insurance companies or utility companies. Still others work in specialized areas such as resort management or assist government agencies with redevelopment of industrial sites or reclamation of land.
3. Listing and Selling Commercial Real Estate
Listing and Selling Commercial Real Estate will introduce and explore the practical world of Commercial Real Estate. You'll be introduced to the difference between working with owners or sellers and buyers or tenants and what each wants from your relationship.
This course will introduce how to find different sources of business to prospect, how to present yourself to those prospects and how to determine the value of the property. We'll explain methods for marketing commercial and investment real estate, and how to truly service your owners or sellers. The last units will explain how to work with buyers, investors and tenants to locate the perfect property and how to negotiate the purchase or lease. Finally, we'll go through an outline of where you can find additional information.
