This course covers the topics required by the Real Estate Commission for the introductory course covering the Principles, Law and Practice of Real Estate. This includes information covering the national or general portion of the pre-licensing coursework. Topics included cover those areas which are common to all states, as well as general math concepts.

You will learn basic real estate principles and begin your introduction to real estate law, the important aspects of real estate licensing requirements, distinctions between personal and real property, titles to, and conveyance of real estate, federal, state, and local fair housing laws. The course will also review key licensing laws and obligations as well as legal descriptions, important elements of real estate contracts, how various interests in real estate are defined, including deeds, encumbrances and liens, how titles to real estate are held and conveyed, and the ethical standards you are expected to meet as a license holder.

All students are emailed a link to a digital version of the Modern Real Estate Practice book from Vitalsource. Please check your spam/ junk folder for the email and log in instructions. You are required to complete the reading assignments, see the attached document of chapters to read below, as well as quizzes, exams and exercises. This will be the only reference of reading assignments, so it is advised to save this pdf to your computer and use as you progress through the course.

The main purpose of this course is to inform learners of the License Law, Regulations, and Relationships that are available under the law in Colorado, before presenting the contracts and forms that are required for use in most real estate transactions.

This course covers the basic skills necessary to properly close a real estate transaction, including responsibilities from the contract through and after the closing, plus accounting for all funds received and disbursed, as well as a comprehensive review of the legal documents prepared by the broker.

This course covers the proper record keeping procedures required by the Real Estate Commission to maintain and account for funds belonging to others.

The standards a real estate broker must follow for the handling of the funds which belong to others are rigid. All brokers must follow the same procedures and methodology. Most brokers handling large funds will want to consider proper accounting software or the advice and counsel of a competent accountant.

For those brokers considering becoming employing brokers and/or property managers, the strict adherence to the rules is critical. We open this course with a review of both the Commission Position on Competency and their posting on recordkeeping.

In this course we present actual cases that were undertaken by the Commission. Each case—be it an audit, complaint, or legal case filed against a broker, buyer, or seller—should be reviewed closely. By examining the information presented, students will be able to gain insights into how the Commission functions and what risks licensees face for failing to follow the law or rules.

We recommend you spend the necessary time to properly answer any questions posed in this course, and to carefully review the results, conclusions, and decisions that are outlined here. We begin by looking at actual cases before discussing issues that licensees face each and every day in the field.

The Annual Commission Update (ACU) Course is offered by the Colorado Real Estate Commission to keep real estate brokers abreast of the latest industry developments and regulations and provide the knowledge and skills necessary for compliant brokerage practice in the state of Colorado. This course covers a variety of important topics including broker statistics, compliance, general practice issues, contracts & forms, legislation, and commission news & updates.

Through this course, brokers will gain awareness of Colorado Real Estate Commission investigations, results of violations, and Continuing Education requirements in Colorado. They will also learn how to prepare for and respond to practice issues encountered in their brokerage practice, identify changes made to various existing CREC-approved contracts and forms, and gain a better understanding of the numerous new laws that have taken effect since the end of the legislative session.

The Colorado Real Estate Commission Annual Commission Update (ACU) Course is provided to update licensees of timely and important real estate matters. The Colorado Real Estate Commission recommends that brokers take the Annual Commission Update (ACU) course between January and June, as it offers fresh information that brokers need know for the competent practice of real estate brokerage.
