The Delaware Council on Real Estate Appraisers have identified four levels of real property appraisal classification:
- Real Property Appraiser Trainee
- Licensed Real Property Appraiser
- Certified Residential Real Property Appraiser
- Certified General Real Property Appraiser
Current Delaware Real Estate Appraiser License Requirements
The Delaware Council on Real Estate Appraisers has established the minimum educational requirements for an appraisal license. The minimum educational requirements include the following:
Real Property Appraiser Trainee
- Education - 75 classroom hours including 15 hours of USPAP
- Examination - none
- Experience - none
- Continuing education - 28 hours during a 2-year licensure cycle
Note: Delaware Regulati my that at least four (4) of those hours must relate to USPAP - Under the supervision of a Delaware certified or licensed real property appraiser.
- College-level requirements: None
Licensed Real Property Appraiser
(applies to the appraisal of non-complex one to four residential units having a transaction value less than $1,000,000 and complex one to four residential units having a transaction value less that $250,000)
- Education - 150 cumulative classroom hours, which shall include 15 classroom hours of USPAP (prerequisite for taking examination)
- Examination - AQB endorsed Uniform State Licensed Real Property Appraiser Examination or its equivalent
- Experience - 2000 hours of appraisal experience
- Continuing education - 28 hours during a 2-year licensure cycle
- College-level requirements: None
Certified Residential Real Property Appraiser
(applies to the appraisal of one to four residential units without regard to transaction value or complexity )
- Education - 200 cumulative classroom hours, which shall include 15 classroom hours of USPAP (prerequisite for taking examination)
- Experience - 2500 hours of appraisal experience over at least 24 months
- Examination - AQB endorsed Uniform State Certified Residential Real Property Appraiser Examination or its equivalent
- Continuing education - 28 hours during a 2-year licensure cycle
- College-level requirements: Associate degree or higher. In lieu of the required degree, 21 semester credit hours covering the following subject matter courses: English Composition; Principles of Economics (Micro or Macro); Finance; Algebra, Geometry or higher mathematics; Statistics; Computer Science; and Business or Real Estate Law.
Certified General Real Property Appraiser
(applies to the appraisal of all types of real property)
- Education - 300 cumulative classroom hours, which shall include 15 classroom hours of USPAP (prerequisite for taking examination)
- Experience - 3000 hours of appraisal experience over at least 30 months of which at least 1500 hours must be in non-residential appraisal work. Residential is defined as one to four residential units.
- Examination - AQB endorsed Uniform State Certified General Real Property Appraiser Examination or its equivalent
- Continuing education - 28 hours during a 2- year licensure cycle
- College-level requirements: Bachelors degree or higher. In lieu of the required degree, 31 semester credit hours covering the following subject matter courses: English Composition; Principles of Economics (Micro or Macro); Finance; Algebra, Geometry or higher mathematics; Statistics; Computer Science; and Business or Real Estate Law; and 2 elective courses in accounting, geography, ag-economics, business management, or real estate.

Recent Changes to Real Property Appraiser Qualifications
Beginning January 1, 2015, the AQB has made significant changes to appraisal qualifications. Some states may choose to implement the changes sooner, so be sure to check with your state regulator.

Important Change: Increased College Degree Requirements
Implications: After January 1, 2015, you must hold a bachelor's degree to obtain the Certified Residential license level or beyond. If you achieve this license level prior to January 1, 2015, you will be grandfathered in under the old regulations.
Important Change
Experience Hours are Required BEFORE taking the licensing exam.
Implications: For the Licensed, Certified Residential and Certified General license levels, the required coursework must be completed prior to taking the licensing exam. If you intend to upgrade your license prior to the January 1, 2015 rules change, you need to be sure that you have enough time to complete your experience hours.
