The Basic Appraisal Principles course introduces the basic real property concepts, and legal and financing considerations that are universal to every aspect of the real estate industry. Real estate brokers, mortgage brokers, home builders, and developers rely on the same real estate principles.
Included in the Basic Appraisal Principles course is an introduction to the external influences on real estate value, classic economic principles, and economic principles as they apply to real estate. The external influences, classic economic principles, and application of economic principles apply equally to both residential as well as the commercial and industrial markets.

The Basic Appraisal Procedures Course is a 30-hour introductory appraisal course that meets the standards set forth by The Appraisal Foundation's required core curriculum. The course covers the valuation process including defining the appraisal problem, collecting and selecting data, describing the subject property, the three traditional approaches to value (cost approach, sales comparison approach, and income approach), reconciliation, communicating the appraisal results, and sample completed appraisals. This course represents a critical piece of the knowledge foundation that is required for a student to begin their appraisal career. For each lesson in the course there are key vocabulary words, examples, quizzes, and exams that are provided to reinforce important concepts and test the students' knowledge.
The Appraisal Qualifications Board (AQB) of The Appraisal Foundation has approved the Harrison - Lee Appraisal Education Company, Basic Appraisal Procedures Course.

How to Get a Colorado Real Estate Appraiser License
The Colorado Board of Appraisers have identified four levels of real property appraisal classification:
- Licensed Appraiser
- Certified Residential Appraiser
- Certified General Appraiser
Current Colorado Real Estate Appraiser License Requirements
The Colorado Board of Real Estate Appraisers has established the minimum educational requirements for an appraisal license. The minimum educational requirements include the following:
Licensed Appraiser
- Complete at least 150 hours of appraisal education and training, including 15-Hour National USPAP, Basic Appraisal Procedures, Basic Appraisal Principles, Residential Market Analysis & Highest & Best Use, Residential Appraiser Site Valuation & Cost Approach, Residential Sales Comparison and Income Approaches, and Residential Report Writing and Case Studies.
- Obtain 1,000 hours of appraisal experience over at least 6 months.
- Pass the Level A appraiser licensing examination. The Licensed Appraiser exam must be repeated for this requirement if more than one year has elapsed since passing it for the registered appraiser level. College-level requirements: Associate degree or higher. In lieu of the required degree, 21 semester credit hours covering the following subject matter courses: English Composition; Principles of Economics (Micro or Macro); Finance; Algebra, Geometry.
Certified Residential Appraiser
- Complete least 200 hours of appraisal education and training, including 15 hours of ethics and standards of practice; 2,500 hours (including 1,500 hours non-residential) of appraisal experience across at least 30 months; and passing the Certified Residential Appraiser examination.
College-Level Requirements
Associate degree or higher. In lieu of the required degree, 21 semester credit hours covering the following subject matter courses: English Composition; Principles of Economics (Micro or Macro); Finance; Algebra, Geometry or higher mathematics; Statistics; Computer Science; and Business or Real Estate Law.
Certified General Appraiser
- Complete at least 300 hours of appraisal education and training, including 15 hours of ethics and standards of practice; 3,000 hours (including 1,500 hours non-residential) of appraisal experience across at least 30 months; and passing the Certified General examination.
College-Level Requirements
Bachelors degree or higher. In lieu of the required degree, 31 semester credit hours covering the following subject matter courses: English Composition; Principles of Economics (Micro or Macro); Finance; Algebra, Geometry or higher mathematics; Statistics; Computer Science; and Business or Real Estate Law; and 2 elective courses in accounting, geography, ag-economics, business management, or real estate.

Fifteen (15) hours of Uniform Standards of Professional Appraisal Practice are required prior to becoming any level of Appraiser.
Colorado Real Estate Appraiser License Renewal Requirements
Colorado Appraisal Licenses are changing from the three-year license cycle to a two-year cycle.
- Colorado Appraisers renewing on a three-year license are required to take 42 continuing education hours every three years.
- Colorado Appraisers currently on the two-year cycle are required to take 28 hours of continuing education every two years.
The 7-hour USPAP Update course is required every two years.

- Certified General Appraiser: 3,000 hours of experience in no less than 18 months, with at least 1,500 hours in non-residential appraisals.
4. Pass the Appraisal Exams:
- Pass the national and state-specific portions of the appraisal exam for the desired license level.
5. Apply for the License:
- Submit a completed application form to the Colorado Board of Real Estate Appraisers.
- Pay the required fees.
- Provide proof of education and experience.
6. Maintain and Upgrade Your License:
- Complete continuing education requirements every renewal period (every two years).
- 28 hours of continuing education, including the 7-hour National USPAP Update Course.
7. Adhere to Ethical Standards:
- Follow the Uniform Standards of Professional Appraisal Practice (USPAP).
