The Alabama Real Estate Appraisers Board has identified five levels of real property appraisal classification:
- Trainee Real Property Appraiser
- State Registered Real Property Appraiser
- Licensed Real Property Appraiser
- Certified Residential Real Property Appraiser
- Certified General Real Estate Appraiser
Current Alabama Real Estate Appraiser License Requirements
The Alabama Real Estate Appraisers Board has established the minimum educational requirements for an appraisal license. The minimum educational requirements include the following:
Trainee Real Property Appraiser
No experience required. Applicant must provide proof of 75 classroom hours appraisal education completed during last ten years, including 15hours of the Uniform Standards of Professional Appraisal Practice during last two years. Trainee's appraisal experience must be under the direct supervision of a Licensed or Certified Real Property appraiser. If the Trainee plans to use these experience points as part of the experienceneeded for licensure, the work must be included in the Trainee's assignment log, and the appraisalreport must be signed by the supervising appraiser. (TEST REQUIRED)
State Registered Real Property Appraiser
Applicant must have a minimum of 100 points of actual appraisal experience, which represents approximately 1000 hours, during the lastfive years. Applicant must provide proof of 75 classroom hours of appraisal education completed during last ten years, including fifteen hours of the Uniform Standards of Professional Appraisal Practice during the last two years.
Licensed Real Property Appraiser
p> Applicant must have been an appraiser in two of the last five calendar years and have a minimum of 200 points of actual appraisal experience, which represents approximately 2000 hours. Applicant must provide proof of 90 classroom hours of appraisal education completed during last ten years, including a 15-hour Uniform Standards of Professional Appraisal Practice course taken during the last two years. (TEST REQUIRED)
Certified Residential Real Property Appraiser
Applicant must have been an appraiser in two of the last five calendar years, with a minimum of 250 points of actual appraisal experience, which represents approximately 2500 hours. Applicant must provide proof of satisfactory completion of at least 120 in-class hours appraisal related courses taken during last ten years, including a 15-hour Uniform Standards of Professional Appraisal Practice course taken during the last two years. (TEST REQUIRED)
Certified General Real Property Appraiser
Applicant must have been an appraiser in two of the last five calendar years, with a minimum of 300 points of actual appraisal experience, which represents approximately 3000 hours. At least 150 of the 300 points of experience must be in non-residential appraisals. Applicant must provide proof of satisfactory completion of at least 180 in-class hours of appraisal-related courses completed during last ten years, and including a 15- hour Uniform Standards of Professional Appraisal Practice course taken during the last two years. (TEST REQUIRED)

Recent Changes to Real Property Appraiser Qualifications
Beginning January 1, 2015, the AQB has made significant changes to appraisal qualifications. Some states may choose to implement the changes sooner, so be sure to check with your state regulator.

Important Change: Increased College Degree Requirements
Implications: After January 1, 2015, you must hold a bachelor's degree to obtain the Certified Residential license level or beyond. If you achieve this license level prior to January 1, 2015, you will be grandfathered in under the old regulations.
Important Change
Experience Hours are Required BEFORE taking the licensing exam.
Implications: For the Licensed, Certified Residential and Certified General license levels, the required coursework must be completed prior to taking the licensing exam. If you intend to upgrade your license prior to the January 1, 2015 rules change, you need to be sure that you have enough time to complete your experience hours.
