Renew Your Texas Real Estate License (First-Time Renewal)
Within the first two years of obtaining your Texas real estate license, you must have a total of 270 qualifying real estate courses. If you obtained your license by submitting 180 hours of qualifying courses, you must complete 90 hours of Salesperson Apprentice Education (SAE) courses, and 4 hours each in Legal Update I and Legal Update II. The new sales agent may also need to take the 6-Hour Broker Responsibility course to satisfy SAE requirements if their broker has assigned them to be a supervisor prior to SAE renewal. *Effective 10/1/23 the 30-hour Real Estate Brokerage course must also be completed as part of the SAE requirements. Additionally, TREC requires all students to complete each course final exam in the presence of a proctor. With our Recorded Proctoring Service (RPS), students can quickly complete their courses and fulfill this requirement anywhere they have access to a webcam, microphone, and internet connection.
What Are Texas SAE Requirements?
For the initial renewal of your salesperson's license, you are required to satisfy the Salespersons Annual Education (SAE) criteria, which includes completing:
90 hours of SAE real estate courses
4 hours of TREC Legal Update 1 course
4 hours of TREC Legal Update 2 course
Agents who have been made a supervisor by their broker must also complete the 6-hour Broker Responsibility course.
It's important to note that you may NOT repeat any courses used to satisfy your pre-license requirement unless a course is repeated more than 2 years from when the credit was last awarded.
Once you have completed your SAE requirement, the next time you renew your Texas real estate license you will only need to fulfill TREC's Continuing Education (CE) requirements.

Recorded Proctoring Services (RPS)
