Unit I deals primarily with ad valorem taxes, various types of property assessments, unpaid property taxes, assessment appeal, property tax exemptions and variations, tax limitation measures, and special assessments. This includes determining the property tax on a given parcel, and includes the steps of appropriation, assessment, and tax rate calculation. The student will also learn about income taxes on the sale of a residence, including the lifetime exclusion, taxable gain, and installment sales. The chapter concludes with coverage of property tax and interest deductions, as well as the agent's liability for tax advice.
Unit II introduces you to the benefits and challenges of investing. Cash flow, tax shelters, loss limitations, capital gain, tax law changes, equity build-up, and leverage are just a few of the topics covered. You will also learn some principles of property selection, investment timing, developing a personal investment strategy, valuing an investment, limited partnership, and disclosure laws. The course concludes with a brief discussion on some personal attributes necessary to successful investing.
