This CE / GRI course will introduce the residential real estate broker to basic real estate investment analysis, demonstrate how to analyze a property to determine if the property would serve as a good investment for a particular client, provide the tools to answer a client or customer's questions about investing or converting property owned to a rental.
Specific objectives include:
- List the characteristics of real estate investments.
- List the critical items needed for analysis of properties.
- Describe capital gains/losses and depreciation.
- Explain the various areas where investments are subject to capital gains.
- Demonstrate the calculation of profit or loss on the sale of a residential property.
- Explain the decision process for investment strategies based on after-tax cash flow analysis.
- Define the elements of Cash Flows.
- Define Net Operating Income.
- Define the purpose of the Annual Property Operating Data form.
- Calculate Cash Flow Before Taxes, Cash Flow After Taxes, After-Tax Proceeds from Sale, and Residential Investment Performance Summary.
